TO SECURE YOUR RESERVATIONS
A. Reservations are Guaranteed when guest is charged a deposit amount of one night’s stay, which will be forfeited if cancellation is not received 48 hours prior to arrival date/ 96 hours prior to special event dates.
B. Rental fees must be paid prior to occupancy.
When reservations are booked less than 10 days before arrival, payment is accepted by credit card or cash. Please allot more time for bank to clear personal checks.


PAYMENT:
Visa, Master Card, and Discover Card accepted.
Cash, bank cashier’s check, or postal money order are also accepted.
Personal checks if -- received more than 10 days prior to arrival date to insure bank clearance.

THE RENTER UNDERSTANDS that we accept families, married couples, and responsible adults over the age of 25.You certify that you have read the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations, if not, you will be asked to leave with NO REFUND. Only those people who are listed are allowed on the property. If guests are invited, owner must approve them. No overnight guests are allowed. If we find there are excessive persons staying on the property, above and beyond those who have registered, you will be asked to leave. YOUR RESERVATION SECURITY DEPOSIT AND RENT PAYMENT WILL NOT BE RETURNED. Renters shall take all responsible steps to see that all members of his/her family and other occupants of the Premises adhere to the rules and regulations applicable to the Premises. Failure to do so may lead to the forfeiture of the Security Deposit. The occupancy of the Premises and the use of common area shall be sufficiency quiet and peaceful as to not disturb others. Parents are responsible for the behavior of their children and pets. NO EXCESSIVE NOISE AFTER 10:00P.M. No fraternities, school or civic groups are allowed. LIMITED PARTIES ARE ALLOWED AND MUST BE APPROVED BY OWNER. ID’S MUST BE FURNISHED IF REQUESTED. Renter understands that by Florida law, the legal drinking age is 21 years of age. A minor in possession of alcohol is a misdemeanor in the state of Florida and punishable by law, to include severe fines, community service, and certified record of any incident under the misdemeanant’s name. The local Police/Sheriff’s Department has the authority to be called to residence and investigate if there are any suspicions of minor drinking or possessing alcohol or illegal drugs. Violation of the above is grounds for immediate eviction. NO REFUND _______ (Initial).
PETS: Two dogs or cats are allowed. There are no weight restrictions. City ordinance: All pets must be kept on leash when not inside unit. A fenced in backyard is available for your pets. Pet owner is responsible for properly collecting and disposing of pet droppings in garbage can (no disposal in wooded areas). Disturbances by your pet (excessive barking, irresponsible clean up or other irresponsibility’s), to lodging guests, property owners or others is not acceptable; you will be warned and then asked to leave.
------------------------------------------------------PET LIABILITY WAIVER------------------------------------------------------
Red Fish Lodging allows pet owners to bring a maximum of two well cared for, well-behaved, and friendly pets when renting a dwelling at Red Fish Lodging. Unfriendly or vicious pets are not allowed. Breed of pet should be disclosed. All pets require being up to date on their vaccines as well as a flea/tick preventive. Pets must be LEASHED “no longer than six feet” or within the fenced area and ACCOMPANIED BY A RESPONSIBLE ADULT AT THE TIME of pet outing. Pet owners should check with their insurance company to make sure that the pets are covered by pet insurance while away from home. Red Fish Lodging and its owners are not to be held responsible by or involved in any action brought against the pet owner.

BOATS, MOTORHOMES & MOTORCYCLES and OTHER RECREATIONAL VEHICLES: We, at Red Fish Lodging, allow and welcome recreational vehicle owners, to park during their stay, well cared for boat/s, motor-home/s, motorcycle/s or other recreational vehicle/s in the yard of the rental dwelling at no extra cost. There are no size or weight restrictions at this time. We do provide cemented posts for ‘tie-down’ security while vehicles are parked in the yard. Motion sensitive lights are also in effect on all sides of the dwelling & premises. City codes and ordinances will not permit misuse of these parking privileges as there are limitations placed on how, where and the number of persons permitted to occupy the premises. Motor-homes and Boats are Not to be Used For Dwelling/Sleeping Purposes (no hook-up services provided), but are to be parked unoccupied while utilizing the rental services of Red Fish Lodging. Note, as well, that other recreational vehicles (motorcycles, scooters, three-wheelers, etc.) are for parking privileges only. No active recreational vehicle use is permitted on premises or neighboring properties. Parking or utilizing neighboring properties without their consent is considered trespassing by law. To do so indicates a willful contempt and blatant misuse of generous parking privileges offered by Red Fish Lodging. If we find there are persons staying/sleeping in motor-homes and boats and/or you or someone in your rental party or other are actively utilizing any vehicle other than for parking purposes on the premises or trespassing on neighboring property, this is grounds for immediate eviction. YOU WILL BE ASKED TO LEAVE. YOUR RENT PAYMENT (and any additional fees appropriately applied) WILL NOT BE RETURNED. No Refund. Red Fish Lodging is not responsible for any damage/s that may occur to any recreational vehicle and/or personal injury or death by a recreational vehicle on the premises or neighboring properties during the rental of the dwelling or at any time. Please try to make an effort to adhere to these rules so our policy of no charge for having the opportunity to keep your recreational vehicles at-hand during your visit can stay in effect as the privilege it is.
--------------------------------------RECREATIONAL VEHICLE LIABILITY WAIVER------------------------------------
I _________________________________________ , accept soul responsibility and liability in any lawsuit or equity that may arise from or is in any way related to damage, injury, vandalism, theft of the recreational vehicle/s (boat/s, motor-home/s, motorcycle/s, and/or other) while renting the premises of Red Fish Lodging. And too, I accept responsibility for damage to the premises of Red Fish Lodging brought about by said recreational vehicle/s. I shall take all responsible steps to see that all members of my rental party/family and other occupants of the rental Premises adhere to the rules and regulations applicable to their parking privileges of said recreational vehicles. I and my rental family/party agree to abide by such limitations. ____________ (Initial)

LAUNDRY:
A LAUNDRY AREA IS AVAILABLE FOR YOUR USE. Tenant is to supply all laundry cleaning products themselves and leave facility neat and clean. No clothes dyes or other products shall be used in this laundry facility. It shall be used solely for the laundry of personal clothing and linen belonging in dwelling. Laundry machines should not be overloaded. Please wash and dry sheets and blankets on permanent press settings. Wash Beach Towels separately from all other laundry.
DISHES: Red Fish Lodging’s Housekeepers do not wash dishes. All dishes and pans must be cleaned before departure.
ADDITION CLEANING FEES: Failure to leave dwelling in a neat, orderly condition will result in additional cleaning fees or the forfeiture of your Security Deposit. If your unit is left excessively dirty, Example: Kitchen that has been left with grease or excessive cooking odors, spills, etc. or that which is of inappropriate daily neglect rather than responsible every day use.
There may also be additional fees deducted from the Security Deposit if excessive amount of dog / cat hair are present and/or doggie drools are left on walls, windows, or furnishings. Pet covers should be placed over the furnishings and bedding if your pet is using the furnishings and/or bed. Normal amounts of hair and nose prints create no problem. Please try to make an effort to leave a normal amount of time for clean up upon check out so our policy of no charge for pet visits can stay in effect.
SMOKING: Is allowed in outside areas only. Ash trays are provided. Grounds should be kept clean of cigarette butts. Smoking inside the unit is not allowed. It is grounds for forfeiture of your entire security deposit.
TELEPHONE: There are no telephones in the units. Most tenants bring cell phones. The ADT alarm system has immediate buttons for police and medical help.
FURNISHINGS: Renter understands that the Premises and its furnishings are privately owned. The owner shall not be responsible for providing any additional furnishings or equipment not specified in the literature. The owner has completely furnished the rental unit with all the necessities. They want you to enjoy your Florida home as they do. Please treat their possessions as you would your own.
LOST OR STOLEN ITEMS: Owner IS NOT responsible for renter’s items which were lost, stolen or left behind on or in the Premises.
UNFORSEEN Circumstances: Owner IS NOT responsible for circumstances beyond his control that make rental unavailable either prior to your arrival or during your stay. These circumstances include, but are not limited to: water damage, mechanical failures, and/or acts of nature.
Maintenance: Any maintenance items (TV, microwave etc.) should be reported directly to the owners during the course of normal business hours. In case of appliance failure, same day repair service cannot be guaranteed, but every effort will be made to provide service as quickly as possible.
Maintenance requiring prompt action or risk to property (such as flooding from plumbing problem) must be reported immediately, day or night.
ENTRY OF PREMISES: Owner or and authorized repair person may enter the Premises during customary business hours (such limitations not to apply in case of emergency) for the purpose connected with the repair improvement, care and management of Premises.

NOTE: Tenant shall not be entitled to any refund for an inoperative appliance, air conditioner, etc. However, upon being notified by tenant of any malfunction, owner will make every responsible effort to have such appliances or air conditioner promptly repaired. Owner assumes no responsibility and such occurrences shall not constitute sufficient cause for a refund of Renter’s monies. Replacement or repair of television cannot be guaranteed.
NO SUBLEASE OR ASSIGNMENT: Renter agrees to indemnify owner for any damages to Premises and to the furnishings, equipment and household items therein, which occur during Renter’s occupancy excluding normal wear and tear.
THERE WILL BE A $25.00 CHARGE FOR each LOST KEY.
CHECK OUT TIME: check out time is before 10:00 a.m., due to the necessity for sufficient cleaning time before next check in. If check out after said time should incur additional cleaning charges due to extra crew needed to clean unit before next check in, monies will be deducted from your security deposit.
TERMINATION OF RENTAL: If renter violates any of the conditions or restrictions of this agreement Owner may terminate this Agreement and enter the Premises. Upon notice of termination of this Agreement, Renter shall vacate the premises immediately.
LITIGATION: In the event of any litigation arising out of this agreement, the prevailing party shall be entitled to recover reasonable attorney’s fees.
